Cibus Real Estate has completed a debt refinancing that changes part of its funding structure. The company issued SEK 700 million in new senior unsecured green notes and repurchased SEK 386.25 million of older notes through a tender offer that closed earlier in September 2026.
The move replaces part of the company's existing green debt with fresh notes carrying a STIBOR-linked coupon and a maturity in 2031. That shift matters because it directly affects interest costs and gives the balance sheet more flexibility. By extending maturities and resetting pricing, Cibus reduces the near-term pressure of maturing debt and spreads obligations further into the future.
For investors watching the bull case, the refinancing cuts both ways. On one side, it shows the company can still access credit markets and roll over debt on reasonable terms. On the other, the floating-rate coupon means interest expenses will move with STIBOR, so the cost of borrowing is not fixed. If rates stay high or rise, that could weigh on earnings and cash flow.
The tender offer also signals that management is actively managing its capital stack rather than waiting for maturities to arrive. How much this strengthens the bull case depends on rental income growth, occupancy levels, and the path of short-term rates in Sweden. The refinancing buys time, but it does not remove the underlying sensitivity to rate moves.
