Colorado Home Sales Slow as Mortgage Rates Climb Past 7%

Fewer Colorado homes are selling, and those that do are taking longer to move. A trend that could deepen as mortgage rates climb above 7%, adding to affordability concerns for would-be buyers.

The average rate on a 30-year fixed mortgage has reached its highest point in two years, according to recent industry data. That jump has cooled demand across the state, where prices were already stretched well beyond what many households can comfortably afford.

Real estate agents report fewer showings, more price cuts, and longer listing times in markets that were red hot just a couple of years ago. Sellers who bought or refinanced when rates sat near 3% are reluctant to give up those low payments, which keeps inventory tight even as buyer traffic falls.

The standoff leaves both sides waiting. Buyers hope rates ease and prices soften. Sellers hope to hold onto recent gains. For now, the market is settling into a slower rhythm, with fewer transactions and more negotiation than Colorado has seen in years.
