A growing number of real estate agents are pursuing mortgage loan originator licenses, a move that allows them to guide clients through the entire homebuying process rather than handing them off to a lender after the search ends.

The appeal is straightforward. Dual licensing lets agents stay involved from pre-approval to closing, keeping the client relationship intact and creating an additional stream of income. Instead of referring buyers to a loan officer and hoping the deal holds together, agents with the credential can originate the loan themselves.

Higher interest rates have accelerated the trend. As borrowing costs climbed, buyers became more sensitive to financing details, and agents found that understanding loan structures gave them an edge in negotiations and client conversations. Being able to answer questions about rates, points, and affordability without waiting on a third party keeps transactions moving.

The path is not simple. Applicants must complete pre-licensure education, pass a national exam, and satisfy state and federal requirements, including background checks and continuing education. Some states also impose additional rules on holding both licenses at once.

Industry observers say the shift reflects a broader push toward one-stop service, though it also raises questions about disclosure and conflicts of interest. For agents willing to put in the work, the dual license can mean deeper client ties and a more resilient business.
