New York City has reached a landmark $2.1 million settlement with A&E Real Estate Holdings, compelling significant repairs and instituting strong protections against tenant harassment. The agreement resolves a sweeping lawsuit filed by the city over dangerous and neglected conditions across 14 residential buildings in Brooklyn, Manhattan, and Queens.
The settlement mandates that the landlord address thousands of outstanding housing code violations, which included pervasive mold, lead-based paint hazards, vermin infestations, and faulty fire safety systems. Beyond the physical repairs, the consent decree establishes a court-ordered injunction specifically prohibiting A&E from harassing tenants. This includes illegal lockouts, threatening behavior, or withholding essential services.
City officials hailed the resolution as a critical victory for housing justice and tenant safety. The financial penalty, one of the largest in recent years for such a case, is intended to serve as a stern warning to negligent landlords across the five boroughs. The Department of Housing Preservation and Development will actively monitor compliance, ensuring the required corrective work is completed to safeguard residents.
"This agreement holds the landlord fully accountable for subjecting tenants to unacceptable conditions," a city representative stated. The settlement directly impacts hundreds of families, guaranteeing them safer, well-maintained homes and freedom from intimidation in their own apartments.
