A real estate technology firm is working to fill a persistent blind spot in online home searches: detailed neighborhood information. LiveBy, a company focused on hyperlocal data, is pushing to integrate deeper layers of community and demographic insights directly into property listings.
The core idea is to move beyond square footage and curb appeal. The integration aims to fuel more localized home search experiences powered by neighborhood, school district and demographic information. Instead of just seeing a house, buyers would see a richer picture of the area, including school ratings, commute times, local crime statistics, and the general character of the block.
For years, major real estate portals have offered basic maps and walk scores, but the data often lacks depth or is buried in separate tabs. LiveBy argues that this gap matters because people buy homes based on lifestyle, not just the structure. By partnering with multiple listing services and brokerages, the company wants to make this granular data a standard part of the listing feed.
The challenge is accuracy and keeping the data fresh. School boundaries change, new businesses open, and crime rates shift. If the technology can deliver reliable, up-to-date neighborhood snapshots, it could change how people shop for homes, shifting the focus from the house itself to the entire community surrounding it.
