The survey indicates that the window for a smooth market recovery is narrowing. While transaction volumes have shown signs of life compared to the slow pace of 2023, the persistent uncertainty around monetary policy is keeping a lid on deal activity. Buyers and sellers remain far apart on pricing, primarily because the cost of debt is not falling as quickly as many had projected. This disconnect is particularly acute in the office sector, where valuations are still being repriced.
Adding to the unease is the escalating conflict involving Iran. Geopolitical tensions are injecting a fresh layer of volatility into global markets, which often leads to a flight to safety and can push long-term bond yields in unexpected directions. For real estate investors who rely on leverage, this unpredictability makes underwriting new acquisitions a high-wire act. The combination of stubborn inflation data and overseas instability has effectively dashed hopes for a predictable glide path toward lower borrowing costs.
Industry analysts note that while cap rates have generally stabilized after the sharp corrections of the past two years, the current environment is preventing any meaningful compression. Investors are now focusing on assets with strong cash flow and defensive fundamentals, such as logistics and multifamily properties in high-growth Sun Belt markets. However, even these favored sectors are not immune to the broader macro headwinds. The consensus is that until there is clear evidence of rate cuts, the market will likely remain stuck in a holding pattern, with activity concentrated in distressed sales or highly motivated sellers.
