Apartments are real estate’s worst investment in past year

Apartment values have gone nowhere over the past twelve months, making them the single worst performing slice of commercial real estate during that stretch. According to data from Green Street, the apartment sector saw zero price growth in the year ending in July, while every other major property type managed at least some gain.

That flat result stands out because apartments were long seen as a safe bet, especially with rents climbing through the pandemic and early recovery. But the picture has shifted. New supply has hit the market in many Sun Belt cities, pushing vacancy rates up and slowing rent growth. At the same time, higher interest rates have made financing deals more expensive, which has put downward pressure on what buyers are willing to pay.

Industrial properties, by contrast, have held up better, and even retail and office spaces have posted modest gains, though both still face their own structural challenges. The apartment slowdown is not a crash, but it is a clear signal that the sector has lost its momentum. Investors who piled into multifamily deals two or three years ago are now sitting on assets that are not appreciating, and in some markets, they are having to offer concessions just to keep units filled.

The next few quarters will likely hinge on how much new supply actually delivers and whether the Federal Reserve starts cutting rates. If borrowing costs ease, some buyers might step back in. But for now, apartments are the laggard of the group, a surprising turn for a property type that was the darling of the last cycle.
