In Industrial Real Estate, Size Is Everything Right Now

The industrial real estate market is telling a tale of two sizes. While overall rent growth for warehouses has flattened out, the biggest buildings are pulling far ahead of the pack, according to new data from CompStak and Savills. Large distribution centers are now seeing lease rate increases that are roughly twice as fast as those for smaller industrial spaces.

The reason comes down to two forces: e-commerce and tariff jitters. Online retailers and logistics firms need massive, high-ceilinged spaces close to major population centers to handle the surge in package volume. At the same time, many companies are stockpiling inventory to get ahead of potential new tariffs, which has pushed demand for bulk storage to new highs. That stockpiling is not a one-time event. It is creating a sustained need for the kind of square footage that smaller, older warehouses simply cannot provide.

The result is a clear split in the market. Landlords with modern, large-scale properties have strong leverage in negotiations, while owners of smaller spaces are struggling to push rents higher. For tenants, the message is becoming blunt: if you need the big space, you will pay a premium. If you can make do with less, you might find a better deal. For now, size is the single biggest factor driving industrial real estate values.
