The housing market covering parts of New Jersey and New York is heating up fast, with new data showing the biggest yearly jump in sales speed anywhere in the country. The region, which includes Monmouth and Ocean counties, saw homes go under contract much quicker compared to the same time last year.
Real estate experts point to a few reasons for the shift. Lower mortgage rates in recent months have brought buyers back into the market after a slow period. At the same time, inventory remains tight, which means competition is pushing homes off the market faster. Sellers who list their properties are often receiving multiple offers within days, especially for homes in good condition and priced realistically.
The trend marks a sharp turnaround from earlier this year, when high borrowing costs and economic uncertainty kept many buyers on the sidelines. Now, with rates easing slightly and spring buying season approaching, activity is picking up across the board. Agents in the area report that open houses are drawing larger crowds, and bidding wars are becoming common again for well-priced listings.
While the jump is the largest in the nation, local analysts caution that the market is still adjusting. Affordability remains a challenge for many first-time buyers, and prices have not dropped significantly. Still, for sellers, the current conditions offer a strong opportunity to move quickly. For buyers, the window may be narrow, as rising demand could push prices higher in the months ahead.
