CoStar Group Inc., along with several major commercial real estate brokerages including CBRE, has been hit with a federal lawsuit accusing them of conspiring to artificially raise rents across office, retail, and industrial property markets. The complaint, filed in U.S. district court, alleges that the companies engaged in a secret scheme to share sensitive pricing data and coordinate lease terms, effectively eliminating competition and driving up costs for tenants.

The lawsuit claims that CoStar, through its widely used data platforms, provided a vehicle for brokerages to exchange non-public information about rental rates, vacancy levels, and lease concessions. This allowed the firms to align their pricing strategies rather than competing on price, the plaintiffs argue. The alleged collusion spanned multiple years and affected markets nationwide, according to the court filing.

Tenants and small business owners are the primary plaintiffs, arguing they were forced to pay inflated rents as a result of the coordinated behavior. The suit seeks damages and an injunction to stop the alleged practices. Both CoStar and CBRE have not yet issued formal statements on the litigation, but the case is expected to draw significant attention from regulators and industry observers already wary of consolidation in commercial real estate.

The legal action adds to growing scrutiny of how data-sharing and brokerage relationships shape property markets, with critics arguing that such arrangements can stifle transparency and harm smaller players.
