The discussion centered on how Southern Nevada continues to adapt to shifting demands within the logistics and manufacturing sectors.

Panelists noted that while the frantic pace of leasing seen in previous years has stabilized, demand remains steady. The conversation highlighted a significant shift toward newer, more modern facilities. Older industrial parks are facing pressure to renovate or risk higher vacancy rates, as tenants increasingly prioritize clear heights, ample power supply, and modern truck courts.

Supply chain strategies also took center stage. Experts explained that many companies are moving away from just-in-time inventory models toward just-in-case strategies, requiring more square footage to store goods. This change has kept absorption rates positive despite new construction projects delivering space to the market.

Despite national economic uncertainties, the tone at the conference was cautiously optimistic. Industry leaders pointed to the region's lack of state income tax and its strategic location as key advantages that continue to draw businesses from California and other high-cost states. The consensus was that Southern Nevada remains a prime destination for distribution and e-commerce operations, though developers are becoming more disciplined about speculative construction to avoid oversupplying the market.
