Commercial real estate data giant CoStar to acquire homebuilding data giant Zonda for $800 million—why it matters

CoStar Group, the dominant player in commercial real estate data and analytics, has agreed to acquire Zonda, a leading provider of data and market intelligence for the homebuilding industry, for roughly $800 million in cash. The deal, expected to close in the second quarter of 2025, marks a significant move by CoStar to expand its footprint beyond offices, retail, and hotels into the residential construction sector.

For the broader real estate industry, the acquisition signals a further concentration of market intelligence under a single roof. CoStar already controls vast databases on commercial property listings, sales, and leases. By adding Zonda, it gains deep insights into new home construction, land development, and builder activity across the United States. Zonda tracks everything from permit data to community openings and buyer demographics, making it a critical resource for homebuilders, lenders, and investors.

The $800 million price tag reflects the value of that proprietary data in an era where accurate, real-time information is a competitive weapon. For CoStar, the deal is a direct challenge to other data providers and a bet that the lines between commercial and residential real estate are blurring. For homebuilders and developers, it means their primary data source will now be owned by a much larger, commercially-focused parent company. Some industry observers worry this could lead to higher subscription costs or less specialized service, though CoStar has a history of integrating acquisitions without immediately disrupting pricing.

The transaction is expected to be immediately accretive to CoStar's earnings. Zonda's management team, including its CEO, will remain in place to ensure a smooth transition. The deal still requires regulatory approval.
