Boutique Scottsdale office building sells for $4.7M in Kierland submarket; plus more office deals

A boutique office building in Scottsdale's Kierland submarket has changed hands for $4.7 million, part of a trio of recent transactions signaling a slow but steady recovery in the Phoenix office sector. The three deals combined reached $18.4 million, offering a glimmer of hope for a market that has struggled with high vacancy rates since the pandemic.

The Kierland property, a smaller Class B building, sold to a private investor. The buyer plans to update the common areas and target tenants in the financial services and technology sectors, which have shown consistent demand for well-located suburban office space. Brokers involved in the deal noted that the Kierland submarket remains one of the stronger pockets in the Valley, thanks to its proximity to upscale retail and dining.

Across the broader Phoenix market, vacancy rates have dipped to 25.4 percent. That is down from a peak of over 27 percent in 2023. Analysts attribute the improvement to a combination of limited new construction and a gradual return of workers to offices, particularly in the professional services and healthcare fields. However, they caution that the recovery is uneven. Older, less amenitized buildings in downtown Phoenix continue to struggle, while newer properties with flexible floor plans and outdoor spaces are leasing up faster.

The other two transactions in the recent batch included a medical office property in north Phoenix and a multi-tenant building in Tempe. Both sold at prices that reflected a slight firming in valuations compared to last year. While the market is far from a full rebound, the activity suggests that investors are starting to see value in well-positioned assets.
