The average interest rate on a 30-year fixed mortgage in the United States has climbed to its highest point in a full year, according to data released Thursday by mortgage buyer Freddie Mac. The benchmark rate rose to 6.66%, up from 6.58% the previous week. For context, the average rate stood at 6.72% at this same time last year.
The increase marks a notable shift after months of relative stability, pushing borrowing costs back toward levels not seen since late 2023. The rise comes as the bond market reacts to persistent inflation data and signals from the Federal Reserve that it may hold interest rates steady for longer than many had hoped. Higher mortgage rates typically cool homebuying demand by increasing monthly payments, but they also discourage current homeowners from listing their properties and giving up their lower-rate loans.
This dynamic has kept the housing market in a strange holding pattern. Inventory remains tight, and home prices continue to climb in many regions despite the higher cost of financing. For potential buyers, the latest jump is a reminder that the window of slightly lower rates earlier this year may have closed for now. Analysts expect rates to remain elevated until there is clearer evidence that inflation is moving sustainably toward the Fed's target.
