Venture capital funding, a key driver for the life science tenants that fill Alexandria's campuses, has shown signs of recovery after a prolonged slump. Leasing activity has also picked up, with several notable deals signed in recent months across major markets such as Boston, San Francisco and San Diego.
These improvements do not erase the challenges. Construction costs remain elevated, and some tenants are still cautious about expanding. But Alexandria's focus on high quality properties in prime innovation hubs gives it an edge that few competitors can match. Its balance sheet remains solid, and the dividend offers a meaningful yield for income focused investors.
Analysts note that the stock trades at a discount to its historical valuation, which suggests the market has already priced in much of the bad news. If venture funding continues to recover and leasing momentum holds, the shares could re rate higher over the next year. For investors willing to look past near term noise, Alexandria remains a reasonable buy.
