Income investors looking at real estate ETFs often narrow the field to two major options: the Vanguard Real Estate ETF (VNQ) and the iShares Global REIT ETF (REET). While both provide exposure to real estate investment trusts, they have diverged in performance and yield recently, making the choice less straightforward.
REET has posted stronger total returns over the past year, benefiting from its broader international diversification. By holding REITs across multiple countries, REET captures growth in markets outside the United States, which have outperformed domestic real estate in certain periods. This global tilt has helped it edge ahead of VNQ in recent price appreciation.
On the other hand, VNQ remains the go-to for yield-focused investors. It currently offers a higher dividend yield, reflecting its concentrated U.S. REIT portfolio. Vanguard's fund tends to hold larger positions in property sectors like industrial, data centers, and self-storage, which have maintained steady cash flows. For those prioritizing immediate income over capital gains, VNQ's payout is hard to ignore.
The trade-off comes down to geography and income preference. REET's international holdings introduce currency risk and different economic cycles, but they also reduce reliance on the U.S. market. VNQ's domestic focus is simpler but leaves investors exposed to a single country's real estate cycle.
Neither fund is clearly superior for all income investors. Those seeking higher current yield may lean toward VNQ, while those wanting a mix of growth and global diversification might prefer REET. The right choice depends on whether you value yield today or broader exposure for tomorrow.
