US Real Estate Faces Reckoning as $88 Trillion Market Tests Limits of Government Support

The scale of American real estate has reached a point where traditional rescue mechanisms may no longer prove adequate. US households, nonprofits and nonfinancial businesses owned $88.3 trillion of real estate at mid-2026, equal to 2.71 times GDP, according to Federal Reserve data. Households and nonprofits hold $54.1 trillion of that total, with owners' equity at $35.8 trillion, or 71.9 percent of the $49.8 trillion of real estate households own. Mortgages total $21.5 trillion, including $15.0 trillion on one-to-four family homes, $2.5 trillion on multifamily properties and $4.0 trillion on commercial property.

Commercial real estate presents particular challenges because it lacks a single official valuation. Businesses hold $34.3 trillion of real estate at market value, while the Fed's Financial Stability Report places the commercial property market at $22.1 trillion. The $6.5 trillion of commercial mortgages is less than half the home mortgage stock but carries shorter durations and concentrates heavily in bank portfolios.

The wealth tied up in American real estate skews heavily toward older generations. In the Fed's Distributional Financial Accounts, households headed by someone 55 or older represent 47.7 percent of all households but hold 74.5 percent of household net worth and 62.4 percent of household real estate, amounting to $31.1 trillion. Baby boomers alone constitute 30.4 percent of households while holding 50.2 percent of home equity. Millennials and younger generations carry 43.3 percent of home mortgage debt but hold only 11.2 percent of net worth.

The $21.5 trillion of mortgages now stands at 3.2 times the Federal Reserve's $6.76 trillion balance sheet and 17 times the $1.25 trillion of mortgage bond purchases executed during the first round of quantitative easing in 2009. These ratios suggest that any future intervention would require resources far beyond what policymakers deployed during the previous crisis.
