For homebuyers, the message is simple: locking in a rate now, even at current levels, might be smarter than waiting. A jump to 7 percent would add roughly 120 dollars to the monthly payment on a 400,000 dollar loan compared to today's average. Sellers are also feeling the pinch, as higher borrowing costs keep some potential move-up buyers on the sidelines.
The Fed does not set mortgage rates directly, but its policy stance shapes the broader lending environment. With the central bank signaling it will keep its benchmark rate elevated for longer than previously expected, the path of least resistance for mortgage rates appears to be upward. Unless economic data takes a sudden turn for the worse, the fall forecast is for a slow grind higher, not a sudden crash.
