St. Johns County Housing Market Sees Fewer Sales as Prices Continue Rising

Fewer homes sold in St. Johns County in September than a year earlier, but prices kept climbing as the supply of homes for sale stayed tight.

The latest monthly real estate data shows a market caught between slower activity and stubbornly high values. Closed sales fell compared with September of last year, a sign that higher borrowing costs and limited inventory are weighing on buyers. Even so, the median sale price moved higher, extending a pattern of steady appreciation that has defined the county for much of the past year.

Inventory remains the central issue. The number of active listings continues to trail historical norms, leaving buyers with few options and keeping competition alive for well-priced homes. That scarcity has helped prop up prices even as transaction volume drops. Homes that are properly marketed and priced realistically are still drawing attention, while overpriced listings tend to sit longer on the market.

Local agents describe a market that rewards preparation. Buyers who are preapproved and ready to move quickly still have opportunities, particularly in segments where new listings appear. Sellers, meanwhile, are learning that the aggressive pricing strategies of the past few years no longer guarantee a fast sale.

The broader picture suggests a market normalizing rather than collapsing. Sales are down, but values are holding, and demand from people relocating to the area remains a steady undercurrent. How long that balance lasts will depend on mortgage rates, the pace of new construction, and whether more homeowners decide to list in the coming months.
