Real estate stocks took a hit on Wednesday as investors adjusted their outlook for Federal Reserve policy, with futures now pointing to a stronger chance of a September interest rate increase. The shift came after a string of comments from central bank officials suggested they are not yet confident inflation is under control, even as recent data showed some cooling in price pressures.
The selloff was broad, with office, retail, and residential-focused real estate investment trusts all closing lower. The sector, which is highly sensitive to borrowing costs, has been under pressure all year as the Fed keeps rates elevated. Higher rates make the dividends these companies pay out less attractive compared to risk-free Treasury yields, and they also raise the cost of financing new properties or refinancing existing debt.
Traders now see roughly a 55 percent chance of a quarter-point hike at the September meeting, up from about 40 percent a week ago. That repricing followed remarks from several Fed governors who stressed the need to stay vigilant against sticky service-sector inflation. One official noted that while goods prices have fallen, shelter and wage costs remain stubbornly high.
The pullback in real estate also dragged down the broader market, though losses were modest elsewhere. Analysts say the sector could face more volatility in the coming weeks, especially if upcoming jobs and consumer price reports come in hotter than expected. Some fund managers are already trimming their exposure, preferring sectors with shorter-duration cash flows like energy or financials.
For now, the mood among real estate investors is cautious. The recent bounce in shares from June lows has faded, and many are waiting for clearer signs that the Fed is done tightening before stepping back in. Until then, the sector is likely to stay at the mercy of every new data point and headline from Washington.
