Egyptian property developer Madinet Masr has introduced a new phase of its SAFE Investments platform, allowing individuals to take part in real estate ownership starting from 5,000 Egyptian pounds. The move marks a further push into fractional investment, a model that lets buyers hold a share of a property rather than purchasing an entire unit.
The platform is designed to widen access to a market that has traditionally demanded large upfront sums. By lowering the minimum contribution, Madinet Masr aims to attract younger savers, small investors and people who want exposure to real estate without committing to a full purchase. Participants can buy into selected properties and earn returns linked to rental income or value appreciation, depending on the asset.
Fractional ownership has gained attention in Egypt as property prices continue to climb and financing options remain limited for many households. Supporters say the approach offers a practical way to build wealth over time, while critics point to risks such as illiquidity, valuation uncertainty and the difficulty of exiting a share quickly.
Madinet Masr said the latest phase reflects growing demand for flexible investment products tied to real assets. The company has not disclosed the specific properties included in the offering or the expected return rates. It remains to be seen how regulators will oversee the sector as more developers enter the space.
