La Caisse and Beedie have joined forces to create a new industrial real estate venture in Canada, starting with an initial commitment of C$1 billion. The partnership aims to grow the portfolio to as much as C$2 billion in additional assets over time, targeting a sector that has drawn steady investor attention in recent years.
The venture will focus on industrial properties, a category that includes warehouses, distribution centers, and logistics facilities. Demand for these assets has remained strong as e-commerce continues to reshape supply chains and businesses seek more space to store and move goods. That shift has made industrial real estate one of the more resilient segments of the commercial property market.
Under the arrangement, the two organizations will pool resources and expertise to acquire and develop properties across key Canadian markets. The structure allows both partners to share risk while pursuing larger opportunities than either might handle alone.
The deal reflects a broader trend of institutional investors pairing with established real estate operators to expand in sectors with long-term fundamentals. For La Caisse, the move adds to its substantial real estate holdings. For Beedie, it provides capital to scale its industrial platform.
Neither party disclosed specific timelines for reaching the C$2 billion target. The venture will operate as a long-term investment vehicle, with acquisitions expected to unfold in phases as suitable properties become available.
