BILLERICA, Mass. - A commercial industrial building located at 400 Iron Horse Park has changed hands in a deal valued at $4.45 million. The transaction was confirmed by Marcus & Millichap, a real estate brokerage that represented the seller in the negotiations and also secured the buyer for the property.

The site sits within an established industrial corridor that has drawn steady interest from investors looking for warehouse and flex space in the Greater Boston area. Demand for such properties has remained strong even as other commercial sectors face uncertainty, largely because of limited supply and the need for distribution and storage capacity close to major highways.
