How the Baton Rouge commercial real estate market fared in August

East Baton Rouge Parish's commercial real estate market continued to cool in August, with overall sales volume and transaction activity declining for the fourth consecutive month, according to Elifin's latest figures.

Trailing 12-month sales volume totaled $887.8 million at the end of August, down 3.04% from $915.7 million a month earlier. Deal velocity also fell, marking another month of reduced activity across the parish.

The sustained pullback points to a market that has lost momentum after a stronger stretch earlier in the year. Fewer properties changing hands and a shrinking dollar volume suggest buyers and sellers remain cautious, likely weighed down by higher borrowing costs and tighter lending standards.

Office and retail segments have faced particular pressure as tenants reassess space needs and landlords adjust to shifting demand. Industrial properties have held up better in many markets, though the parish is not immune to the broader slowdown.

For now, the data shows a market searching for a floor. Whether the trend reverses in the fall depends largely on interest rate moves and whether sellers become more willing to meet buyers on price.
