Forget the Hamptons -- wealthy New Yorkers are making a splash in NJ's Gold Coast where homes are 'quietly listed'

The Hamptons have long been the summer escape for New York's elite, but a growing number of wealthy buyers are now turning their attention to New Jersey's Gold Coast. In particular, the small borough of Deal, a 1.2-square-mile coastal enclave known for its golden beaches and quiet charm, has become the most expensive ZIP Code on the northern shore. Real estate agents report that homes in this area are often "quietly listed," meaning they are sold off-market or through private networks rather than being posted on public listing sites.

This shift is driven by several factors. For one, Deal offers a shorter commute to Manhattan than the Hamptons, with train rides under an hour. The area also provides a more private, low-key atmosphere compared to the celebrity-heavy scene in the Hamptons. Many buyers are drawn to the oceanfront mansions, which can fetch tens of millions of dollars, and the sense of exclusivity that comes with a tight-knit community. Agents say that properties here rarely stay on the market for long, often selling before they are ever publicly advertised. As more wealthy New Yorkers seek convenience and discretion, Deal is emerging as a serious rival to the traditional summer playgrounds of Long Island.
