Central Valley real estate deals include office leases, farmland transactions

Fresh real estate activity across the Central Valley this month includes new office leases in Fresno and Clovis, along with the sale of nearly 356 acres of farmland spread across three counties. The mix of transactions points to a market that is holding steady on the commercial side while agricultural land continues to change hands at a noticeable pace.

In Fresno, two office leases were finalized, one in the north part of the city near the airport district and another closer to the downtown core. Both tenants are existing local businesses expanding their footprints rather than new companies entering the region. The Clovis lease involves a medical office building on the east side, with the tenant taking roughly 8,000 square feet for a specialty practice. Brokers involved in the deals said the demand for smaller, flexible office spaces remains consistent, even as larger corporate leases have slowed.

On the farmland side, the nearly 356 acres sold in separate transactions across Fresno, Tulare, and Kings counties. The parcels are mostly planted in almonds and pistachios, with one smaller block of row crops near Hanford. Prices per acre varied widely, reflecting differences in water access and soil quality. One Tulare County parcel with senior water rights went for a premium, while a dryland piece in western Fresno County sold at a discount. Agricultural brokers noted that investor interest in permanent crops has cooled slightly from last year, but local farming families are still buying adjacent ground to consolidate operations.

No single buyer or seller dominated the activity. Instead, the deals were spread among individual growers, a family trust, and one small investment group. The office leases and farmland sales together suggest a market that is active but cautious, with buyers and tenants making deliberate moves rather than speculative bets.
