Northern Virginia's housing market is telling two very different stories at the same time. In the wealthy single-family core around McLean, Great Falls, Vienna, and Oakton, demand remains intense. Data for the three months ending in May 2026 shows a median sale price of 1.9 million dollars in McLean, a gain of 9.7 percent compared with the same period a year earlier. Homes there are selling in an average of just 19 days, and sellers are fielding roughly two offers per listing. That level of competition has pushed the area into what analysts describe as very competitive territory, with the luxury tier doing much of the heavy lifting.
The picture changes sharply just a few miles away. Office properties across the region are struggling with a vacancy rate that has climbed to 22 percent. That empty space weighs on commercial values, municipal tax revenue, and the broader business ecosystem that depends on steady foot traffic. The result is a market divided against itself: residential enclaves setting records while office corridors sit half empty.
For buyers, the split means little relief in sought-after neighborhoods. For sellers of commercial buildings, it means a long wait for a rebound that has yet to arrive.
